Buying a home comes with plenty of questions. Here are answers to a few of the ones I hear most often. If yours isn't listed, I'm always happy to help.
How much does a home inspection cost?
Every home is unique, so I provide a personalized quote based on the property's size, age, location, and features. Simply call or text me the property address, and I'll respond with a firm price—usually within a few minutes. There is never any obligation.
How long does a home inspection take?
Most inspections take between 3 and 4 hours, depending on the size, age, and condition of the home. I'll take the time needed to inspect the property carefully rather than rushing through it.
Can I attend the inspection?
Absolutely. I prefer that clients join me near the end of the inspection rather than follow along for the entire process. This allows me to give the home my full attention and complete a thorough, uninterrupted inspection.
When you arrive, we can walk through the home together, review the most important findings, and discuss any questions you may have. You will also receive a detailed written report with photos after the inspection.
What does the inspection include?
Your inspection includes a careful evaluation of the home's major systems and readily accessible components, including:
Roof
Exterior
Foundation
Structure
Plumbing
Electrical
HVAC
Interior
Attic
Each inspection also includes photographs, clear explanations, and recommendations when appropriate.
What doesn't a home inspection include?
A home inspection is a visual evaluation of the home's current condition. It isn't technically exhaustive and doesn't include items that are hidden behind walls, underground, or otherwise inaccessible.
Specialized inspections—such as pools, septic systems, wells, mold, or radon—may require separate evaluations when appropriate.
Will you tell me whether I should buy the house?
My job isn't to make the decision for you.
My job is to help you understand the home's condition so you can make an informed decision with confidence.
If you ask me, “Would you buy this house?” I’ll tell you, “I already have one!”
How soon will I receive my report?
Most reports are delivered the same day, often within a few hours after the inspection is complete.
What if I have questions after I've read the report?
A home inspection report shouldn't leave you wondering what something means. I'm happy to walk through the findings and answer any questions after you've had time to review everything.
Should I have a newer home inspected?
Yes.
Even newly constructed homes can have defects or incomplete work. An independent inspection provides another set of experienced eyes before closing.
Do you perform repairs or renovations?
No. Hamby Home Inspections is an inspection-only business.
I'm also a co-owner of Scout Home Services, a separate home maintenance and repair company. Because of that relationship, I believe it's important to avoid any conflict of interest.
If I inspect a home, Scout Home Services will not perform repairs based on that inspection. My role as your inspector is to provide an objective evaluation of the home's condition—not to generate repair work.
That separation allows you to have confidence that my recommendations are based solely on what I observe during the inspection.
